How a commercial mortgage repayment is calculated

This calculator uses the standard amortising repayment formula — the same capital-and-interest method most UK lenders use. Each month you pay the interest due on the outstanding balance plus a slice of the capital, so the balance falls to zero by the end of the term. Early payments are mostly interest; later ones are mostly capital.

For example, a commercial mortgage of £300,000 over 20 years at an indicative 7.4% works out at about £2,398.47 a month — roughly £575,633 repaid in total, of which £275,633 is interest. Change the amount, term or rate above to see how the numbers move.

What affects your rate

Typically 25–40% of the property value. A larger deposit lowers the loan-to-value, which usually improves the rate you're offered.
